Stay Safe and Have Fun at Tico Time River Resort

The following rules were established to maintain high standards of cleanliness, safety and maintenance, with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary.

Your compliance is very much appreciated and will ensure a pleasant stay for all guests.

 

COVID 19 GUIDELINES:

Please adhere to all New Mexico and San Juan County guidelines while living at the RV Resort.

Here is a list of additional guidelines and info about COVID 19 precautions at the RV Resort:

  • Everyone shall wash their hands: before using or entering any community areas, before using toys or equipment being shared between any 2 persons or more.
  • The people from each individual site shall distance themselves from all others in the park.
  • Hand washing stations are located: In the bathroom near the Highway, in the two bathrooms next to the office, and next to the Beach Pavilion.

 POINT OF CONTACT: There shall be one point of contact for each RV space.  This person shall be entirely responsible for the Campsite and its occupants.  This person shall be 100% responsible and liable for all occupants and shall inform occupants of these terms and conditions. 

PAYMENT: Payment must be made in full for daily/weekly stays, and the first month for monthly stays.  Cancellations made 7 days out or more will get a full refund.  Cancellations made 6 days or less will not receive a refund.  For Monthly stays, Payments are to be made in full in the 1st of every month. There is a one week grace period for monthly stays, a $50 late penalty will be accessed after 7 days and after 14 days the Camper will be required to leave the premises. Camper is still required to pay Past Due Rent.

SAFETY: Parents must be responsible for any minors in their party.  On site ponds, river, and irrigation ditches pose serious safety risks to Children and those who cannot swim or who are not very strong swimmers.  All persons on the Tico Time Resort Property enter into any water features, use any play features/games, etc do so at their own risk and will hold the Campground harmless if any injury or death is to occur.

QUIET TIME: Quiet Hours 10 P.M. to 8 A.M.

PETS: Guests MUST clean up after their pets, pets must be vaccinated, pets must be on a leash unless in a designated off leash area.  Only minimal barking will be allowed for dogs. Dogs barking excessively must be removed from the park by the pet owner. Any Guests NOT complying can be asked to leave at any time!!!

PERSONAL VEHICLES FOR USE WITHIN THE RESORT: Gas vehicles such as ATV’s, Dirt Bikes, OHV, are not allowed for use within the resort.  No noise vehicles (electric, etc.) can be used under 5 MPH.

PARK USE: Beach decorations encouraged!!! Alcoholic beverages may be consumed responsibly anywhere in the Resort, must be of legal age limit. Firearms, fireworks, over-intoxication, and disorderly conduct will not be tolerated. NO GLASS allowed on beaches or in common areas. Cigarette butts must be disposed of properly. Due to high winds, please make sure awnings and tents are secure at all times. 5 MPH speed limit in resort.

SHORT-TERM SITES: Less than 30 Days

  • CHECK IN: 3:00 P.M. / CHECK OUT: 11 A.M.
  • RV space to be kept clean, maintained, and presentable, all items/ vehicles shall be kept within RV site
  • Max 6 persons (2 Adults and 2 Kids Included $10/ day, $60/week extra per additional person), 1 Pet & 2 vehicles allowed per RV site
  • 1 tent is allowed in an RV site for stays less than 1 week
  • Fires must be contained in a metal fire-pit with bottom
  • Reservations are to be paid in full and include utilities. We do not discount if boondocking
  • No visitors of guests allowed without day pass purchase

LONG TERM SITES: Over 30 Days

  • RV’s / CAMPERS: Must be a year model of 2000 or newer, or a picture be approved by the Resort Host

ALLOWED: (RV space is to be kept clean, maintained, and organized/presentable)

  • Outdoor furniture, grill, and other presentable and maintained items intended for outdoor use
  • Maximum 2 Adults & 2 Kids, 1 Pet & 2 vehicles per RV space (1 Extra Adult =$100/ 1 Extra Kid =$100)
  • Registered visitors of guests allowed in RV site only. Any use of amenities requires day pass purchase

NOT ALLOWED:

  • No fences will be allowed, except for white vinyl fence approved by the Resort Host.
  • No Open fires– Fires must be contained in a metal fire-pit with bottom
  • No running water to prevent pipes from freezing, camper must be winterized
  • No tents or sleeping areas outside of one’s camper or RV
  • No storage of any kind, tools/equipment/material, clutter, appliances, recreational vehicles, trash etc.
  • No storage of non-operational vehicles

*Please ask host for any specific inquiries, beach decorations encouraged!!!

Indemnification: Camper shall indemnify Campground and shall hold Campground harmless from and against any and all claims, actions, damages, liabilities and expenses, including attorneys’ fees, in connection with any occupant, invitee or guest in, upon or at the Campsite arising out of or caused by the occupancy or use of the Campsite or any part thereof when the same is occasioned, wholly or in part, by an act or omission of Camper, its occupant, invitee or guest including, without limitation, any accident, injury, or damage to any person or property, or by reason of Camper’s breach or default in the performance of Camper’s. If the Campground shall, without fault on its part, be made a party to any litigation commenced by or against Camper, the Camper shall protect and hold the Campground harmless and pay all costs, expenses and attorneys’ fees incurred or paid by Campground in connection with such litigation.

Damage and Campground Liability: Campground shall not be liable to Camper, and Camper hereby waives all claims against Campground, for: any injury or damage to any person or property in or about the Campground. All property in or about the Campground belonging to Camper, its guests or invitees shall be there solely at the risk of Camper.

Disclaimer: RESORT provides its services, including but not limited to its sites, utilities, and amenities on an “as is” basis and makes no representations or warranties of any kind, either express or implied. By staying at or using RESORT’s facilities, you agree to these terms and that under no circumstances will RESORT be liable for direct, indirect, incidental or any other type of damages resulting from your use of any part of the resort. This includes, but is no way limited to, loss or injury caused in whole or in part by our negligence or things beyond our control.

Compliance: By accepting these terms and conditions, I, hereby acknowledge that I will inform all Occupants, family members, guests and invitees about these terms and conditions, and that all such individuals agree to be bound by and comply with these terms and conditions.    Campground reserves the right to terminate Camper’s stay for any reason and Camper must vacate the premises, and depending on the situation must vacate immediately.  Campground shall return prorated monies owed to Camper.
